Moving To Thailand

Hi, I currently live in Singapore. I've been to Thailand many times. The more I go the more I love it, especially Phuket. My wife is Singaporean and sceptical about all counties except western countries and Singapore. She doesn't believe that Phuket has good schools, Hospitals or Muslims. I try to tell her that Phuket has something for everybody and its a fraction of the cost to live, unlike Singapore. Singapore is boring and very costly to live. I have to escape this place! Can any of you fine people give me a heads up on decent schools, and the rules on starting a company. Such as Visa entry length of time etc... Thank you. Hope to see you all soon in beautiful Phuket. Din.

West Sands Jungle Waterpark

I see this is on schedule to open next month and, clearly, it's a welcome addition to Phuket attractions. However, no pricing structure has yet been released and I'm writing this in the hope that someone 'in authority' at the Waterpark will take on board these points.

Look at water-themed attractions around the world, and let's take those on Australia's Gold Coast as an example. GC is a similar place heavily driven by the holiday / tourist market.

For tourists and visitors to Phuket (and GC), their trip to the waterpark is likely to be a one-off. By all means set the entrance fee at an appropriate level for this kind of experience. But, do remember, once they leave Thailand to go home, that's it.

Business depends on generating repeat custom. Just as they do at the My Fun parks on the GC, good business gets the locals turning up weekend after weekend after weekend. Why? Because for local residents, the first visit is the same price as a tourist, but for 12 months after that, it's peanuts.

If the Jungle Waterpark get a pricing strategy like this, then island residents (irrespective of race) will keep the tills going in terms of drinks, ice creams, food, souvenirs etc.

If you're greedy and set the same entrance price continuously, then me and my family will turn up once to see what it's like.......and once only.

It's very simple, so think very carefully and if you get it right, it'll be a fantastic and popular business.

Thought from other Phuket TV's?

L-t Land Lease With Thai Girlfriend (owner)

Does anyone reading this have a long-term land lease with their girlfriend, who happens to own the property?

Many (possibly a majority) of the land leases in Phuket under this type of arrangement have been drafted in a manner which has exposed your girlfriend to significant tax liabilities. The tax liability arises from tax assessed on the stated prepaid rent for the entire lease term plus penalties.

Unless your girlfriend filed a "Phor Ngaw Dor 93" to the Revenue Dept within filing due dates, she could be liable for tax assessed on the entire lease rent calculated in the year that the lease was executed. The "Phor Ngaw Dor 93", as I understand it, allows for a landlord to elect the tax to be calculated based on annual rent payments, as opposed to calculating the tax in one year as a lease might stipulat. This treatment of lease income, in many cases, eliminates any tax laibility that may have existed if the rent had been calculated in the initial year based on the entire rental payments.

Thailand utilizes a highly progressive tax structure. Tax calculated on all rent in one year(as opposed to spread out throughout the lease term) creates a significant tax liability for many landlords.

The Land Department and Revenue Department have processed a number of cases of this type. It remains a significant potential problem for many landowners in Phuket.

If you have a lease of this type and did not file a "Phor Ngaw Dor 93 " in a timely manner, I suggest that you contact your accountant and/or tax attorney.

There are many legal advisors in Phuket who have been drafting these lease for years and did not warn their clients of the potential problems and/or the necessity of filing appropriate tax returns.

Phuket Immigration

I have just recently bought a second hand truck and went in today to get it all sorted out in my name. First stop was Phuket Immigration to get the required Residency Paper. This is something I have done maybe 4 or 5 times before as I have a selection of motor bikes. It is usually straight forward, you pop up the back stairs, wave your Non-Im O visa and a letter (From the house rental company on headed paper stating you are a long time resident) - 100 baht later and you get what you need.

Today. I got shouted at for going in the back entrance and sent into the main hall with the masses. I finally got through to someone. Gave them the letter, my passport and a photo and was told that it was impossible. I told him that I had done it before numerous times and he replied that it had all changed. First he wanted house papers - which I cant give in a rental property. Then he said I needed a copy of passport. Now, I am not sure if he means from the Property Manager (Farang) or house owner (Also Farang). Neither of which I can get easily - nor do I really want to.

What was before a very easy process has turned into a real hassle. I fear for what I am going to do with my BMW bike should I need another - as you always seem to do.

Anyone else had this problem? Or is this just a "I went on the wrong day and met the wrong officer" moment?

Thanks,

SG..

Arriving in Phuket soon and staying in Patong. Saw it mentioned that taxis are available but what is the average cost for the ride. Some say 500, some 550, do they ever put their meter on or should I just haggle the best price.

Also I am arriving around midday time, will I have any problems getting a taxi i.e are there plenty available or will I need to wait. Also is it a smart step to go upstairs and try to jump in one dropping off at departures or is that a no no!

I heard there is also a van, this sounds like a good idea as the time of arrival gives me plenty of time to get to my resort and relax. I'm not a great drinker so not really in a hurry. Again what is the cost and are they easily available, do they hang around till they are full etc.

Any advice welcomed.

Michael Jackson "this Is It"

As you all may know, many Michael Jackson fans in Phuket were shocked and devastated to find out that this movie will only be screening in Bangkok on the day it was released. There's are lot of Thais and Farang fans, that were excited to see Michaels final curtain. We really can't accept SFX excuses, as they knew the problem before the movie would be released around the world, on 28th Oct 09. SFX Central Festival Cinema Phuket, was also showing commercial before watching the G-Force Movie, some weeks ago, and if there were all these problems with movie equipment not being suitable for the cinemas in Phuket, why didn't they mentioned this on the screen saying, "Showing in Bangkok only"? They are able to place Thai subtitles and other information on the movie screen, but they were not able to let everyone know what was happening for this movie, which now is only screening in Bangkok.

Not to mentioned that Bangkok didn't have these special machines as well, so they only took care on the cinemas in BKK and made no effort to think about the biggest Intentional Island in Thailand.

I also had asked the staff at the cashier if "This Is It" would be screening in Phuket, and they said yes, and that question was prompted two times with a confirmation, plus two phone calls on booking enquires, so with all of this miss leading information, are are left disappointed on how SFX management have been very selfish to only screen MJ's movie in Bangkok.

The other question is, how many cinemas in Bangkok are screening this movie? And why could they just spare one Cinema in Bangkok and give the Phuket people the opportunity to see this movie?

This Is really not it for Phuket, as it seems we are only second choice when it is convenient to the SFX company, not to mention how many times have we gone to the movies in Phuket, and are regular customer that supports their business?

So while the whole world is watching this movie, we are left in the cold with excuses and No Movie, that's what I call bad management from the SFX organization, as they knew the problems prior to the movie and only took care of their cinemas in Bangkok and decided we can wait until another version is out, which no one will know when, shame on them!

What's your thoughts on this?
