Many of us know quite well that Pattaya is known as Asia's Premier Resort destination. Recently Thailand was also rated as the second best country for value for holidays. This increasing popularity attracts a lot of tourists to Pattaya every year. Some of them visit Pattaya every year and most of the time they spend their time in tourist resorts or hotels. It is also common knowledge that there are condo units you can buy for around Baht One million which is not a very significant amount compared to the holidays expenses for some people in Thailand or overseas. So some tourists eventually would like to own their own private place in Pattaya which can be a studio condo to a luxury villa of couple of million Bahts. We would like to discuss in this thread what are the benefits for such people who own condos specially due to the ownership issue. Some key things you need to consider when you buy a condo in Pattaya.

If you are buying off the plan credentials and reputation of the developer
Take a look at their previous finished projects
What communal facilities are available
Access to the location by car or taxi
How the condo management will maintain the building
Yearly maintenance fees and sinking fund
Do a due diligence on the project using an experienced corporate lawyer
Check the living area of the condo you are buying to see whether it is the correct figure mentioned in the sales agreement
Get the sales agreement checked by an experienced corporate lawyer
Get a full list of the things that are included such as furniture and fittings with all specifications and brand names
Buy in an area that helps you to resell the condo without much effort

Some unsolicited feedback on your web site:

(1) The overall layout is very good and professional looking: clean design, easy to navigate

(2) Need some double-checking/refining of database: I searched for condos for sale in Jomtien, between B1m and B5m, and a few houses and a commercial townhouse were included in the results. Would also be helpful to sort the search results in price order, maybe even giving an option for sorting "highest to lowest" or "lowest to highest"

(3) Would be nice to include the property name in the Photos/Property Details/Feature page. Bonus points for including the property name as a search criterion. Going a step further would be to include which floor the unit is on, and whether the unit is in foreign name.

sponsor or not, this an other threads are obviously annoying people and are pointless, they aren't constructive to or generating any conversation, or dare i say business.

benchmark is better off creating a discussion, leaving their business details out of it until later in the conversation when people actually care about what's being discussed. this up front spamming is just hurting their image rather than making more people interested.

aside from that, if you were to just post ad advert, don't treat the users as if they are stupid, they know you are trying to sell something, rather than posing a question that no one's going to answer, get direct and to the point.

how about starting something, then inject your services.

not trying to bash what you're doing, rather trying to help you break this image of spamming and actually get people interested in what you have to offer.

if you want to sell 1mb property, talk about it.

start a converstaion about 1mb property, are people looking to buy 1mb? is it too cheap or expensive? do you trust it? can you find it? who has one?

dont forget your name is in your posts, and your advert is at the top of the page. you dont need to push your point in the post itself, your advert is just above the page for people to see anyway. the more posts you can start with real conversation, the more people that will be reading them, and the more people that will be viewing you radvert.

I have to agree he is too sales focused - because that is what he is paid to do - but it does not help his cause here. I have tried to make the same points and provide threads like the Hau Hin Pattaya comparison thread but he does not pick up on this stuff.

A great place to put his products would be on his 'about me' page with contact details, services and web addresses. I have actually updated my own 'about me' page putting down some of the key things I have learnt over the years.

From my perspective I don't know a great deal about Pattaya (except its reputation) maps with places of interest (with his products marked, fair enough) i.e. more general chat would help him. So yes a more indirect approach, but it is one more suited to the nature of this forum. His strengths should be local knowledge, but he is not drawing on this.

In general we are quite a seasoned bunch on this forum - As above I hope these are constructive thoughts.

I do appreciate your feedback. I am trying to go in the direction you are recommending me to go. I started all my threads to share my knowledge with the people who need it. If someone is happy with my service then that will be an advertisement for me. Other than that there is nothing to hide. Our business is to guide clients to buy/rent properties and that's how we make a living. I have served many clients to buy, sell, rent properties and most of them are foreigners. We also deal with large multinational companies to help them relocate their corporate executives so I hope you will understand that if we are not a professional and reputable company these large multinational companies will not do business with us.

There are many people in this forum who are against property agents. Some of them are trying to damage our image just by making pointless comments. Some of them make very offensive comments for no reason. Sometimes it is hard to identify people in the forum whether they are making genuine points or not.

I am ready to answer any question from anybody if they present it in a way not being offensive or pre-judged. Otherwise I will simply ignore it. I hope that is fair enough. I would like to hear your thoughts.

To conclude this yes I am a businessman and I want to sell my service to potential clients. But in this business without knowing the persona and knowledge of the broker you are dealing with it is hard to do business with them. This forum gives me an opportunity to serve people who needs my advice and also the potential clients to know me and to contact me to get my service. This is the reason why I am running these threads and since I am a sponsor I am allowed to advertise my products and services in the forum as well. But like I said before I am more than happy to listen to constructive criticism, after all that is one reason why I am here, to get feedback from the market.
