Are there any of you buyers who are NOT renting their condo out?
Seems like a whole load of condos getting dumped on to the rental market at a time when it is pretty dire
Well if I do decide to rent mine out it is in building 4 which would not be finished until later in the year, so the diffrent times the buildings finish will meen all condo's not coming to rental market at the same time.
For me I prefer not to rent it out and keep for myself and sometimes friends and family.
ThaiFan2, congratulations on taking possesion. For the Chanote, I was told it would come few months later as the Land office would need to measure all the units offically before the Chanote could be issued, does this sound correct?
Anyway if you or any other unit owner would like my details please feel free to PM me.

I was told a few months also ,and possibly by June in my case .I dont know if they have to measure every condo ?
A bit of advice - NEVER PAY AND NOT GET YOUR CHANOTE. I hope you do not live to regret it.
It is a MUST that when you pay your final balance at the VERY SAME moment they hand you your chanote.
Oh dear, I feel another post in the future - I haven't received my chanote, help!
Fingers crossed, although there should be no fingers crossed about the situation, I repeat, they hand over your chanote AS you pay the final balance.

As for completion date of building 4 (my building) a Thai friend was in Rayong in April, got her to swing by for me and they asked someone who I from the description sounded like a Thai construction manager. He said it would be finished sometime in November.I am hoping to get out for a couple of months when it is done. Hope that helps cheers
They look like council housing flats in Peckham to me...can you really squeeze 3 people into 33 sqm
Believe me its a long way from Peckham ,and they are 36 sqm.3 adults would be a bit much but 2 adults and a child ,no problem .
Thanks for the correction...that additional 3 sqm (one sqm per person) would make all the difference...but I do agree that Jomtien is a long way from Peckham.

I am told i will get the Chanote probably in September or October but defenitely before the end of this year .I do not worry about it as Iguna are a reputable company .They would very quickly ruin that reputation if they did not hand out the Chanotes .

Just thought i would mail you on what i saw around the area and the place itself.
Not sure which block yours was in, they seem to be still buiding the section as you first come to the property where they have a security post (with guards) we went onto the property this way - this building had had all floors tiled and it looked like all security cameras had been fitted and things like that - this block also had all windows fitted but know air con units as yet.
In the center of the property all the pool and gardens looked really good and people were lounging about catching the sun and drinking beer
Gym all finished and looks very well equiped, i counted between 15-20 pieces of equipment.
I actually walked from the beach to have a good look around, seems to be lots of land up for sale and building work starting to spring up everywhere - which i guess is a good thing.
I also saw a great bar near the block called the winchester, you never know this could become your local
And one last thing, there was a typical construction worker outside your place doing a very important job, bursting bubble wrap - LOL

Soi Watboon has really seen a rash of development in the past few years. Used to be the only things on the soi were the long block of shophouses just behind the Grand Jomtien Palace hotel, Angket Condo and Majestic Condo with the fresh market across the street. Oh, and of course, The Winchester! (Can't recall its previous name(s).)
That fresh market was renovated and enlarged a few years ago, and a new market place was built just west of it. The Majestic "front yard" is now a complex of shophouses. Park Lane sprang up in the past two years, and soon the new Iguana project behind it (another rendition of the "1 milling baht condo") will begin. A small string of townhouses is under construction in front of Park Lane, and further up the soi toward Sukhumvit are another string of townhouses and some recently cleared and graded plots of land. And, it looks like the shophouses behind the Grand Jomtien hotel are getting new neighbors across the street -- several new strings of shophouses.
Closer to Sukhumvit on what used to be a recreational playing field is a new set of buildings that appear to be a school (?).
Both Majestic and Angket got new exterior paint which greatly improved their image.
And, most amazingly, Park Lane and the street-side shophouses at Majestic seem to have sold well (although the non-streetside shophouses seem mainly unsold...)
I wonder about the intersection with the new Jomtien Second Road: will there be a traffic signal, or 4-way stop, or Soi Watboon traffic stops, or nobody stops?

Iguna have proved themselves already .Park Lane was their 4 th or 5 th and biggest project .All 600 units in Park Lane have sold .They will soon start another huge project called Paradise Park ,at the back of PL .These units also start at 1M ,with a huge pool having a sand beach .
Iguna an Israeli Company started off in Jomtien a few years ago by renovating and selling on units in La Lana Jomtien .
I am pleased to say that i have rented out my unit in Park Lane on a years contract .The rent covers my rental of a house in Chiang Mai where i now live .
Was recently down to Jomtien and the last building 4 is finished on the outside ,also the front wall and guard house complete .

B10,000 upwards .For a rental 3 months to under a year i would have charged B12,000 .I have seen rents being asked as high as B15,000 there for a single unit .( will probably remain empty ).
I took a 2 month deposit also for some protection ,and have a contract signed plus a copy of the renters passport .
I got an e-mail today informing me my condo in building 4 will be ready from the 1st September, an amazing 9 months ahead of the original schedule.
Wow ,thats good news .The sooner building work is finished on the site the better for everybody there .Make sure to give your Condo a good check over before collecting the keys .Later when the builders are off site it may be harder to get them back .

Only bad thing is the glass coffee table which broke when I just moved it a few inches and they would not replace as it broke post hand over. Got a much nicer and stronger one in Index.
Paid the tax and got the Charnot a few days later.
It's up for rent now, corner unit with a sea view on the 6th floor in building 4, as a very realistic rate. Feel free to PM if interested.

The glass table broke on me also as i was moving it .I wanted to get rid of it as i thought it dangerous with my 7 year old step daughter around .In its place i have put a smaller wooden one .

^Aaaah you must have missed my well wishes,they were just below yours By the way I didn't know they celebrated Christmas in a budhist country.
Anyway I recall that you lived in Chiangmai long time already before you got the condo at Park lane and considered it such a good investment because they could be rented out easy peasy,according to your previous posts in the threads of those other,as you called them,disaster condo projects.And I would never let go an investment with a return close to 10% a year ,as I don't know of any investments with a guaranteed return like that these days.
I have the feeling that there is something you forget to tell us about your Park lane dream.
Anyway I wish you a lot of success with the fast sale of your condo since the real estate market is flourishing in Thailand,we all know that.

Christ,this enterprise did not last long. Your hope of getting anything like your asking price,let alone any price at all,are all pipe dreams, You have wasted your money Can only guess at the property market this time next year, moribund is a word that springs to mind (close to death ),still it is a better place than the other place you commented on a while ago
You no doubt found out that the rent you were expecting was unrealistic,nobody wants to stay long time in chicken coop like yours,it's just too damned tiny,for the 10,000 a month you were expecting you could rent a house now,rents after Xmas will plunge,so I guess will property prices,but who the hell wants to buy now anyway?

1.Firstly i bought Park Lane off Plan now two and a half years ago .I only moved up to Chiang Mai as of January this year and i only bought my house up there 2 months ago .
2.I bought Park Lane to live in not as an investment .My plans have now change and i find Chiang Mai best for long term living .
3 .I still have two Condos in Jomtien both for sale .The one who sells first i will let go the other ( which could be Park lane ) i will keep as i still come down regularly for holidays .
To sum up ,i do not regreat buying into Park Lane and i hope i keep it ( ie,i hope my other Condo in Jomtien sells first )

Park Lane is sold out, a few resale units on the market when I was there in Nov but not many. That is a realistic price and I wouldn't have thought you would have any problems selling but in the unlikely event it is not sold by April I might know someone interested.

I have said before that the marketeers of these off plan developments are very good at what they do i.e. selling ,once sold the trap slams shut. Park Lane and all the other 1 million Baht plus apartments might well be sold out,but selling second hand becomes far more difficult,the persuasive commission generated individuals are not there stood in their booths or whatever, and are not there making promises that are sheer fantasy
What is a realistic price in a dead market? You undoubtably will be finding out personally, and I doubt if you could get shut at putting it up at half your asking price,but instead of blowing your trumpet on these threads about it's "worth" give it a try ,and welcome to the real world.
Instead of pointing to the "unlikey " event of not selling by April (which year )?,the person who might be interested as you suggest ,might well be interested now,thus giving Thaifan2 an early Christmas present,but that's just passing onto someone a early Christmas nightmare.
Realistic price ? your having a larf,it's worth diddly-squat,this time next April the white flags will be hanging out of the place.
