Furniture and fixtures are included in the price.
Annual receipts have run 5 million Baht with a profit of 2 million Baht. Sales for this owner were 400,000 Baht for the first month.

The business has only been open a month but the owner wants to sell.

Open a month with sales of 400k but has annual sales of 5m and profit of 2m ? Doesn't stack up.

15% increase in rent per year compounded will kill this venture.

Where is the key money ?

5.5m ? havin' a laugh.
