Hello gentelmen. Today I received an email from the developer, Hemeraj. They request I prepare a number documents related to begin transfering my one of the two units I have in the Somkid Tower. This was good until I learned about the above statement. I wonder how this action will impact things, slower but how much slower? What is everyone's gut feeling when the project will be complete? April? July? December? Main thing is they maintain the quality throughout for me. -JRK

Welcome jrkbkk - Neighbour at The Park I believe. I will confess it is good news to see another openly post on what is effectively a unique brand new adventure!
I too agree this issue (if it exists) at worst, could now only cause a delay, though at this point I/we need a holiday, so would now cause an irritation. I have obviously emailed the CEO. To be absolutely candid The Park has been above board at all times, even questions regarding the underground car parking and flood defences and indeed the gym were expertly handled. None the less I will still cross-reference with the guys on the Skyscraper forum - due diligence and all that. Interesting that you are now being asked to start to complete - we have not, yet I would have expected this. Looking forward to G&T on the balcony. #54Posted 2007-03-08 23:14:40
Okay, I spoke Hemaraj's office today. They confirmed no lawsuit or delay in construction is underway at this time. From both my current residence and my office I am able to see daily activity. For instance, on the Chidlom Tower they began painting the base of the crown yellow. They're now testing the pool's ability to contain water without any leaks. -JRK

jrkbkk - wow I did not know about the pool! - My own investigations also indicate all is well. To be honest Thailand is a country wrestling in its infancy with democracy. It is building its core CBD hence this thread, which is not just about The Park. The Park and indeed the Athenee Residence do however serve as a showcase to the world. No one in their right mind is foolish enough to throw a spanner in the works, particularly at this fragile time.

Pkrv, you're welcome.

hi guys, i just talked to the Park today. she said my unit will be ready to trasfer probably in june (the 19th in chidlom tower). so the above floor would be thereafter. hope this useful.

ashio - My thanks for your open post along with jrkbkk. There were only ever 5 C2 apartments we are on a very low floor and have been advised these complete first (along with the Penthouses). You are higher up. We will openly post on what happens to us- welcome neighbours.
But don't forget! this is the new core CBD for Bangkok! There is much more to this, and I belive Bangkok and indeed Thailand will shine. There are many other projects - how do they fair. #59Posted 2007-03-10 12:14:14
Below are pics taken of the Park Chidlom Residence as of March 10, morning time. Visiting the site reminded me of those 9volt mosquito racquets used here, because when you look up I saw all these welding sparks on and off illuminating the various rooms they were working on in each of the towers. It seemed busy. Still lots to do though. The overcast sky is quite strange today and so colors look rather depressing in these digital shots, but in person I can assure you this is a mighty soon to be sweet structure. -JRK

Taken from the Skyscraper forum this picture shows the future of the Bangkok skyline - I have not even heard of some of these projects.

The Central Chitlom British Embassy project is put on hold for now while the Central Pattana group is focusing their resources on developing their Suan Lum Night Bazaar (mega)plan.

I have a brief update on The Park it looks like handover, for us, will be in July. It would appear that the penthouses would be transferred first

Looking through the associated threads on the Skyscraper forum I came across this stunning picture of Bangkok’s CBD at night. I have been monitoring other Thai Visa threads on the property market with interest and confusion seems to reign, house purchases (illegal), apartment prices, and indeed various regions seem to be being grouped and confused (one with the other).
With the inevitable (and imminent) completion of The Park, The Athenee and The Manhattan, a critical mass will be added to Bangkok's CBD this coupled with all of the other previous projects and infrastructure improvements will serve to seriously kick-start the property market, not just the adventurous will play in future. Just look at how beautiful Bangkok is! Attached Files#71Posted 2007-05-18 14:48:41
One of the first links in this thread is when I began exploring property in Thailand (see the past posts link). At the time I had no idea on what to expect when entering into the condominium off the plan market and indeed I tried to research this but at the time found no open/transparent examples.
I hope that the information below may help people with other projects, in this and other areas of Bangkok. The Park and the Athenee may be the first fully documented (over their build life cycle) projects on this Forum. The Park - First initial web posts that I can find dated Jan 2004 http://www.skyscrape...ead.php?t=82189 Current status (I am advised) Completion August/September 2007 (link http://www.theparkre...th/exterior.htm to see where they are at) The Athenee - First initial web posts that I can find - September 2004 http://www.skyscrape...ad.php?t=130008 I would estimate from this completion April/May 2008????? The projects look at almost exactly the same state of build, based on start dates between the relative projects (if that makes sense) I understand the The Address and The Manhattan, have almost sold out, I am not sure what is happening with the Sansiri. In an article published in the Bangkok Post on May 17th about the plans for Asian Property Development Plc to spend 800 million baht on three or four land plots for middle-and high-end condominiums and middle- to high-end townhouses, chief executive Anuphong Asavabhokin commented about The Address:
"The Address Chidlom, a high-end condominium worth three billion baht launched in the first quarter, is already 60% sold while three Life condominiums are 50% sold." The full article can be found on the AP web site in the Investor Relations section. http://www.ap-thai.c...nvestor_th.html #73Posted 2007-05-22 16:45:31

Just a quick update on The Park - This is an open thread and has effectively been going since 12/7/2005 during which new projects have been launched and dates have been openly proposed for completion and indeed slipped. Interestingly yesterday it was again confirmed that late August/early September remains firm. I know many of us are involved in projects in this area, I hope this info is of use.
I note that the Trendy (twined with the Regents?) is located in Sukhumvit near Nana station am I correct? Looking at the map it is interesting to see how things are rippling out.... Possibly worth including this project here? (After today's decisions Apologies one link got corrupted the others seem to be OK.
