Hi All,
I'm looking at purchasing a new home. The seller wants to under declare the sale price.
I'd like to get some info on the consequences of under declaring a piece of property with house (in bangkok). From my understanding you have to declare the land valuation price or selling price,.. whichever is higher to the land office when selling a piece of property. Ultimately, this means paying less tax when you put in the lower figure.
My query is for the future, in the event I sell. From my understanding, if the seller under declares now and I sell years on later, I will be taxed (withholding tax) the difference between my buying price (todays declared price to land department) and my future selling/ declared price. Is this correct? Is there anything else I am missing?
Actually, I would want to declare the actual price and keep it above board as i don't want problems later on. Any advise appreciated.
thanks.

Is This Safe?

Hi all,
I am about to purchase a home on landed property in bangkok and have a question. The chanote is currently under the wife of whom I'm negotiating with, a foreigner... It is his request that I make all payments when the deal goes through at the land office to his name only. His missus will only be there to sign documents. Is this going to create problems for me later on? I think they still have a loan to pay off. It is my understanding that once the chanote is signed off to me (my missus actually), we/ she is not liable for anything under the previous owner. Is this true? What am i missing here? Any advise appreciated. thanks.

Work Permit Requirements For Non Imm 'O' Spouse Visa
2011-03-23 12:25:10
Hi,
Company A wants to hire me. I am currently holding a spouse 'O' visa. Does the company still have to show 4 local working employees in this case? Are there any differences between having this visa and not having one for the company hiring? What is the minimum salary requirement in this scenerio?
thanks.

Also tips of do's and don'ts for the ones that have made this trip. Thanks.

Hi,
I used the search engine but couldn't find even though i know it's somewhere in there. Can someone please be so kind as to tell me what documents are required for an extension of a spouse O visa, or give me a link. thanks in advance.
