Make sure to get insulated blocks

I took my builder to court and got a lot of money back from him.

He could not believe that a foreigner took him to court.

He stopped making payments to me, and I took him back to court again and the judge gave me more money and I actually received it.

I suggest that you pay only little by little, and pay for only the materials which are about to be used, over the next week each week.

Accept no reasons for why lots of materials need to be built right away.  NONE!

  Pay for materials for only what you are about to have done.  If you can order the materials yourself, do so, and the builder can pick them up.  This way you will know that you are buying exactly what you want, and the best quality as well.

I know nothing about this place, but.......

There is a very large building on Soi Wat Boon (sp?) in Jomtien.  It was in a terrible state for many years, and I believe I remember seeing it being renovated.

It is approx 900 meters  from the beach.  I do not know the room sizes, nor the prices, but they should be reasonable, a lot more reasonable than most everything else in the area.  You would not get top floor for that price, as top floor would be about 20+ floors high.
