Can I ask you how good the staff of Life in Town if anything breaks in one's room, or shower is not working, or something else happens? Are they helpful or not so? What should I expect?

Could you please, also, explain a little bit about bad wifi in Life in Town? It is very important for me as I do definitely need decent internet connection for reading purposes and using Skype for conversations.

Sorry for the additional delay, I was on a plane :)


The staff is probably the best part of Life In Town.  Super friendly.   And the maintenance staff was quick and efficient.   I had a couple things malfunction when I was there (hot water heater, air con).    Things were fixed or replaced within a couple of hours at the most.  

They Wi-Fi they have there *SUCKS*.   By this mean it was often down and non-functional.   Speeds are pretty slow.   I think attempting to do Skype voice chats would most likely be out of the question and video unthinkable.    If you are going to stay there, I would highly recommend having a tether-able 3G phone  or modem as a backup plan.

This was of course more than a year ago, so the internet might have improved since then.

I stayed in Life in Town for a few months.   In the "deluxe" room.  Nothing really negative to say.  The only bad thing is the provided wi-fi.   I believe only the Deluxe Corner rooms and the Suites, have sinks in them.   I looked at them, but I didn't like the layouts.  Additionally, for roughly the same price, you are much better off getting a place at Galare Thong ( http://www.galarethong.com/).   This of course assumes you could forgo the "walking distance to city center" requirement.  

Galare Thong has much nicer rooms, better facilities, and its location on Chang Klan makes for easy public transport...   tuck-tucks and songtells  Posted Image

I've had several friends that stayed there and they return back there when they come back to Chiang Mai..

I think 'my' position as a landlord would be that anything that can be expected to break (consumables like light bulbs) are the responsibility of the renter.  If anything breaks that can be considered more like infrastructure then the landlord is responsible.  And actually, if I rent out a house with a water pump, hot water shower and an air conditioner then I (landlord) also need to fix it when it breaks; that after all is part of what the renter pays for.   Then of course there are things that really aren't supposed to break, but can break through an accident or carelessness on the part of the renter, like breaking a window, or managing to rip a ceiling fan off the ceiling..  In that case I may take care of repairing it, but would expect the renter to pay for the cost.

It also depends on the agreement / understanding you have, and the price level.  I think if you rent something fully furnished to someone who clearly needs help arranging things (TV, internet, etc.) and the renter pays a somewhat higher rent for a higher level of service then you have a relationship where the landlord should provide that higher level of attention and service. Compare this with renting an empty unfurnished house for a low price to someone with a lot of Thailand experience and who can take care of things himself then yeah, let the renter find a guy to fix a window or repair a toilet when it stops flushing.

Personally I'm leaning towards the former: provide furniture and a higher level of service; but that's also because the house is downtown, which I think is attractive to people who are new in Chiang Mai.  (Single person or a couple/young family). Those people would likely appreciate it if they didn't have the headache of arranging all the little stuff.

So that was the long version.  The short version: Your mileage will vary.

It's hard to find a good landlord.  Though I also get the feeling that as a landlord it's hard to find a good renter. Posted Image


Another thing to consider and work out, is who is responsible for the periodic maintenance of the AC units.  This includes both the arrangement of a service to come in and do it, and payment for the service.

Assuming the responsibility is passed on to the renter, how does one go about enforcing that?   Obviously you don't want them running your A/C for months on end without it ever been service and cleaned.

Along the same vein, one of the places I previously stayed, had a nice water filter installed over the sink (3 separate filters, plus U/V).  Who's responsible for that?

That same logic can be applied to every consumer good under the sun.   Do you also buy freshly cut trees to carve your own furniture?   Do you buy cotton to make your own clothes?  Both of those would would save you heaps more money than just going to the store and buying pre-made items.  Does that mean you're just lazy?

Its really about convenience, I guess..   Just as you probably lack the time and the skills necessary to convert raw cotton to thread, weave it to cloth and then stitch your own clothes, the same concept applies to other people when it comes to preparing food.  

Some of us are not old retirees, with nothing better to do that waste our time cooking elaborate dinners while we wait to die.   Some of us have full time jobs where we put in 60, 80 hours a week and/ or don't know how to cook.    Sure I could squander what precious little free time I have left over in the week to try to prepare a casserole.   But I'd much rather drop a little coin on a pre-made one and be able to dedicate my remaining free time to more meaningful pursuits.

After previously posting positively about this place, I am changing my opinion.    

The last 2 times I've been there, both times I became sick shortly after.   The second time I was very, very sick to my stomach and have now sworn off the place.  

Additionally, they have changed the menu up from when they opened and removed some of the items I really liked.   Additionally, the portions seem to now be smaller and don't seem to justify the prices being charged.

I hope they get better and wish them the best of luck, but I'll be eating elsewhere for for the forseeable future.
