Charges depend on the amount of the lawsuit  

If the amount is less than 300,000 Baht then the Court fees are 200 Baht

If the amount of the suit is more than 300,000 Baht then the fee is 2% up to a max of 200,000 Baht

If the lawsuit is for more than 50 million Baht then the fee is 0.5% with no maximum fee.

There are no licenses or exams for realtors in Thailand.

Your best option, as an American, is to set up a company under the Amity treaty. This will enable you to retain full control over the company and you can make your wife the signing director so that you do not need a work permit. An Amity company does require 3 million Baht in registered capital.

Alternatively you can set up a Thai Limited Company. Three shareholders are required and at least 51% of the shares must be owned by Thai nationals. Sunbelt Asia offers a preferred share set up option. There are two tiers of shares; Preferred shares and Ordinary shares. Ordinary shares carry 1 vote for every share and Preferred shares carry 1 vote for every 10 shares. This would enable you to retain voting control over the company.

Closing down a partnership follows the same basic requirements of closing a company.

Closing it down as a foreigner is a one month process, simply going backwards following all the steps accomplished to open it in first place, and clearing records such as VAT ID and other company registration elements. As government fees include 4,000 baht for closure and a newspaper announcement, most lawyers will charge about 25,000 baht to undertake such closure on which you need to add 15,000 baht to be settled to the accountant to prepare and submit a closure audit. Together with associated traveling fees and taxes a company closure should average 50,000 baht, if the dormant company does not hold any licenses, work permits, or other records to be cancelled.

Still, from an accounting point of view the closure audit which spells out the business operations between the start of financial year and the point of time it will be closed, cannot be filed if any late audits have been left outstanding. Those will need to be caught up in order to clear the records and close the company. Audits must be up to date.

Yes, you can have a work permit with one company and still be involved in business in another one. If you wish to have a work permit for the second company you will need to obtain a letter from your current employer on letterhead and the second work permit will be added into the back of your current one.
