I don't think anybody was sarcastic at all ,me liking your last post could be deemed as!
I think a lot of members get a kick out of been dicks ,I have to say having a post that receives replies good or bad is always interesting
From the last few days the only thing that has sunk in is that I'm very detached from a lot of guys here in how I view certain things ,for the better in my opinion ,but we all know what we say about opinions !

But the thread has run it's course the experts are bored I feel time to some other dude get his ring tore open for been cheeky enough to think he might be in that select few that will succeed in this country .

You don't even need to go in to a bank walk in to a housing devolpment and the sales team will offer it
OK, for the pedants maybe easier if you say "I want to buy my girlfriend a home" and work from there. Just don't try to convince them that you're going to have access to the property if things go sour between you two, and acknowledge that you're willing to lose whatever you put into that property; let it be a pure gift for purposes of discussion here and they'll stop harping on about that side of things.
I think it's pretty clear that you were misinformed or assumed wrong about the banking situation here, and the bottom-line advice there, is for you to try to see how you go with them directly.
As you point out, the developers of new properties are more than happy to self-finance, some like Land & Houses have in fact created their own "captive" banks to help flog their products. If you make it clear you don't care about whether or not this would be a smart "investment", since it's just a gift to your girlfriend anyway, you may be able to avoid getting more warnings along those lines either.
So at this point I'm not sure what your specific remaining questions are?
If your wife already has 10 million baht credit, then I'd highly recommend just using that; it's certainly sufficient budget to get a gorgeous place outside of downtown CBD BKK. This of course lets her take the full legal responsibility over the life of the loan, as well as 100% of the legal ownership which she will already have anyway. You can of course make the initial deposits and legal fees, and ongoing contribute to the payments as much and as long as you like, or even pay off the whole debt anytime you're feeling flush and/or particularly generous.
Or, if things happen to go south in the future you've then got fewer complications to sort out, and in fact from a cynical POV perhaps having things structured this way will encourage long-term harmony to be maintained.

It's a shame because out there is a wealth of experience that I and the OP could learn from but I rarely ask questions on this forum because a lot of the time they end up like this unfortunately.
Having said that I would still be interested in any actual responses to the original question.

No body can know THailand and that goes for any country your in
You can only know what you see in your little circle ,if you happen to hitch up with a whore that's what you will know about THailand ,if you spend your time dealing with crusty ol bits in a bar discussing that everybody is out to get you that will be what you know
Same way if you meet people who have had a upbringing similar to your own that's what you will know
Maybe I was lucky ,maybe I met nice people here gf included ,maybe that's why I have a better view on who I am letting in to my life

we are two people building for the future both bringing in incomes and both making decision for what's best for our family ,
funny thing is she has read this forum today and seemed quite upset that a huge majority of guys inhere speak about Thai women in such a bad way ,then again she hasn't met many barflies either .....I can't say much to that but laugh and feel sorry that somebody really took you to town .
and who have tried this money hiding approach I hope she never gets to read about how you really feel about her Fellow country women.
I have met plenty of guys here who have got stung ,but usually they have out spent them selves ,and when the slap times come couldn't afford to defend themselves in court
I have never met a wealthy person who got stung by a Thai woman ,only barflies and whore mongers ,lie in a gutter a rat will bite you ,my girl isn't a rat ,and she didn't grow up in a gutter ,if yours did I'm again sorry for you .

why dont you try in future tough to use your wealth of experience in this country to encourage people ,as opposed to trying to rip them a new hole coz they are not at the level you are

I can't compare to the west as I have not been there for any length of time in more than 25 years, but the number of overweight Thais does seem to have increased. Despite those increasing numbers, the average Thai is quite slim. However, being slim cannot be equated with being fit. I have always been quite slim, but I was far from fit until I took up regular exercise a couple of years ago. If anything, my weight increased after I started exercising but I am now relatively fit.
In response to some posters on their methods of beating the monotony of exercise, I do not know how you can read or concentrate on TV after the initial warm up, unless you are not really exerting yourselves which would seem to defeat the purpose of a good aerobic workout and appears to be simply a matter of going through the motions.

I had a usufruct on my property when I divorced my wife. My ex wife totally ignored the usufruct and transferred the property to her mother without my knowledge. My ex mother in law had a lawyer send me a letter to quit the property within 15 days. Because of the deceitful way in which all was done...my ex wife moved overseas with my 2 sons by the way, the Judge ordered that I can live on the property where I built 2 large homes, a factory, swimming pool until I die. That the land be transferred back from the ex mother in law and in to my 2 sons names. My sons are 12 and 10 years old. The original title had to show that this had been ordered by the court and no one can change the title to others even if I die until the boys have reached adulthood and can make their own decisions.
By the way, being married under Thai Law gives even us as foreigners 50% of property aquired during the marriage. I was lucky as I feel I got 100%. The ex wife or her family are not permitted on my property without consent.
