Thanks PinghandSingh, that's helpful.

A followup question: if I buy a condo and want to lease it out but leave Chiang Mai for a while, are there reputable people/companies who provide this service? What do they typically charge?

Thanks again.

Thats easy - Chiang Mai properties are excellent -  http://chiangmaiproperties.co.th/

You obviously don't live in a building thats managed by them.....and as for using them to buy a condo, my mate bought one from them and on the day he wanted to do the deal, they told him that he could not, as you need to make an appointment at the land office days in advance.  Complete lies, amongst many  others.  He was not impressed at all with them.  He was specific in what he wanted, yet they insisted in showing him units that did not fit his requirements at all.  Wasted more than a few days.....

Agree, its well worth it.  Have saved me thousands of  baht, and allowed me to be a legal co-signer on a loan.  It just makes life easier here when you have it.

Thanks, but not using any chemicals at all on the land, and I would like organic mulch to help the soil, so no black plastic.  Was considering getting some help, but the exercise I get out there is great, and I find it soothing mentally to be with the plants all day long.  They never talk back, no matter what I do to them.

What is this monitor? Sounds really cool. I can't imagine how it works,
And you're not alone. Posted Image
and neither is the wireless monitor alone Posted Image because to monitor energy usage a transmitter, attached to the individual line, is required which measures running amps and transmits the values to the monitor.

Correct.  There is a clamp that goes around the mains and this transmits the data to the monitor.  If one wanted to test an individual item, simply make sure everything else is turned off /  unplugged and then turn on that item and you will see its usage.

I have a electricity monitor that is wireless and reads out current usage, and keeps a log so I can see weekly and monthly and the total costs.  Our bill jumped from 2300B last month to 3900B.  But we have been using the aircon a lot more, and, the air cons that we have are terrible consumers of electricity.  They are big nasty YORK air cons and I wish I could replace them with something like my old Daiken inverter.  That thing was great!  Bill never above 1500B and kept the temp nice and even.  This Yorks wait until its sweltering before they kick on, then do not turn off until its ice cold.  Sucks...
