How To Sell A Condo?

Hi everyone, I'd appreciate some pointers from others who have sold a condo in Thailand - did you do it alone or hire a law firm?
The reason I'm asking is that I thought it best to hire a local law firm when I purchased my condo from the developer - for the fee they really didn't do that much and their grasp of English was minimal; I paid a booking fee and deposit to the developer, the law firm sent someone to look at the unit, then they accompanied me to the land office where I handed over three cheques, paid some tax and electricity insurance and received the blue book and title deeds.
I've found a buyer through a listing on prakard and I understand a little about the taxes; transfer fee 2%, Specific business tax 3.3%, stamp duty 0.5% and withholding tax - is this something I can do myself or do I need a law firm? Particularly the difference between the registered and appraised value - does the land office calculate that? The actual sale; are there any ways to be scammed?
If anyone with experience could outline the steps they took, I'd appreciate it. I've never sold a condo before and don't know the procedure.

How To Stop Water From Bathroom Damaging Living Room Floor?

Hi everyone,
I'm not exactly a DIY-er, but I've got a problem where the water from the bathroom in the condo damages the cheap laminated flooring, could anyone suggest a solution, please?

The first picture shows the water damage and the bar of wood is completely black and rotten so I removed it. The flooring is also black. Obviously I need to buy a new door, plastic I guess. You can't see from the photo but walls to either side are also water damaged and the skirting boards are falling off!

The second picture was taken after I removed the rotten wood, you can see the white tiling is only a few inches high and I wanted to know how to create a barrier to stop water? Could anyone give tips or suggest things I could do, because I've got no idea; it's Thailand, the bathroom floor is almost always wet.
Could I remove the small tiles and put taller ones in, or would water still seep around the edges? As a stopgap measure I've just pumped silicone sealant where the wooden bar used to be, but of course this doesn't adhere to the tiles or concrete (whatever it is) underneath.

I Need A Soundproofing Company/Material Supplier In Bangkok

Hi, I would like to soundproof one of my bedrooms in my condo in Bangkok and haven't been able to find any company - I've tried the Yellow Pages and Google and even the Ads on this forum but I haven't come up with anything. Could anyone post a link to a website or a number or a company which could give me a quote?
I joined a forum called supersoundproofing and there are literally thousands of people all over the world undertaking their own soundproofing projects, I've learnt a lot by reading the forum - everyone refers a lots to mass-loaded vinyl, green glue (which absorbs sound), 'floating' walls and the like - could anyone guide me where you buy this in Thailand, please? There is a US company called Acoustiblok but they don't sell in Thailand.

Bargain Acer External Hdds Going At Carrefour/Big C

You've got to chuckle at how dumb some people are....I'm self-professed tech-phobic and only recently discovered the art of downloading movies - about a decade after the rest of the world...so with only an 160GB hard drive on my laptop I congratulated myself last month on finding an Acer 1TB External HDD at Carrefour/Big C - a brand-new 2010-made (instead of '11) model for 1,799baht. I didn't know anything about 3.5" ones needing a power adaptor, bit of a surprise for know-nothing-me, and I started filling it up.
After a while I started going for the Bluray rips 8GB+ and couldn't transfer them off to the Acer "the file is too large for the destination file system" - it said. Hmmm. Even I'm fairly sure that 1TB is larger than 8GB. Better late than never, I found online the reason is that the Acer is FAT32 formatted instead of NTFS and won't allow anything over 4GB. Great, I didn't previously know any of this, but I can reformat, except while I do this, I've nowhere to store the bulk of the 300GB+ already on my HDD...... I'll put this down as a lesson learnt.....

Samsung Led Series 6 Tv Help Required

I really need some help from anyone who has experience of connecting a TV to the internet.
I recently bought a Samsung 40" LED TV - a 6-series model number 6400 - I would like to hear from anyone with the same or similar model who could explain the setup issue I'm having.
I followed the instructions and set up a wired connection to my ADSL modem as the instructions state the TV doesn't require an IP router. I have successfully connected the TV to the internet but the problem is the reliability; I can't just set it up and be done with it, every time I turn on the TV I need to establish the network again and often get the error message saying 'Network Interference occurred. Please try again later'.
I have True Internet 7Mbps with a WiFi router, very happy with the service, no problems getting online with my laptop. I called True and agreed with their stance that it's up to me to figure out how. I returned to the Samsung Dealership and they suggested the Samsung helpline which I called to no avail.
Do I need to buy an IP router - could anyone make any further suggestions or explain how they did it?
